We do not quote vinyl by the foot over the phone — and neither should anyone else

Two vinyl fences of the same length and the same height, both white, both privacy, can be genuinely different projects. One goes across a flat open yard with a single gate. The other follows a grade that has to be racked, needs an old fence and its concrete taken out first, and carries three gates including a double drive. A per-foot number quoted before anyone has seen the yard is a guess, and the correction always arrives later.

What we can do before we visit is be completely clear about what moves the price. There are six or seven variables and they are not mysterious — panel grade, style, height, gates, terrain, removal, and what the quote actually includes. Understand those and you can read any quote you receive, including ours.

Then we measure, and you get a written itemized estimate: panels and posts, gates and hardware, removal and disposal, permit — each on its own line. That document is what makes three quotes comparable. Without it you are comparing three totals that describe three different jobs.

The four things that set the price of the fence itself

Before terrain and scope enter the picture, these decide what the vinyl itself costs per foot.

Panel grade

Wall thickness is the hidden variable

Two white privacy fences that look identical in a photograph can be very different products. Wall thickness, whether the rails are reinforced, and whether the panel is single or double-walled are what separate a fence that stays straight for twenty-five years from one that bows in five.

Style

Privacy costs more than picket

A solid tongue-and-groove privacy panel uses far more material per foot than a picket or a three-rail ranch. Semi-privacy sits between. Lattice tops, scalloped tops and woodgrain finishes each add to the panel price.

Height

Six feet is not 50% more than four

Height raises the panel cost and the post cost together, because taller panels catch more wind and need deeper, sometimes reinforced posts to hold. It is rarely a straight-line increase.

Gates

Each one is its own small project

A gate is posts, hardware, hinges, a latch and adjustment — the single most expensive few feet of any fence. Two gates instead of one is a real line item, and a double drive gate more so.

What moves the total, up or down

Terrain and grade

A flat, open rear yard is the cheapest fence we build. Slope means racking panels or stepping the run; rock, roots and tight access mean hand work where a machine would normally do it.

Is there an old fence to remove?

Removal, extracting old concrete footings and hauling the debris is a separate job from installing the new fence, and it should appear as its own line on any quote. See fence replacement.

Total length and the number of corners

Price per foot falls as a run gets longer — mobilisation is spread further. Corners, ends and short jogs each need their own post, so a broken-up layout costs more per foot than a straight line of the same length.

Permit and township requirements

The permit itself is a modest cost, but a township that caps height lower, requires an open front-yard style or enforces a corner sight triangle can change the specification entirely.

What the quote actually includes

Layout, help with the permit application, utility markout, concrete, cleanup and haul-away — what your estimate covers is written on it line by line. When you compare quotes, check whether the same items are part of the other one — that is usually where a lower number comes from.

Season and scheduling

Spring is the busiest window in northern New Jersey and books out. Scheduling in a quieter month gives you more flexibility on the calendar.

Free, on site, itemized — and the scope does not change after you sign it.

1

Tell us the yard

Rough length, height you have in mind, whether there is an old fence, and how many gates. Enough for a sensible conversation before anyone drives anywhere.

2

Free on-site measure

We measure the actual run, check the grade and access, look at what has to come out, and confirm your township's height and style rules for that address.

3

Written itemized estimate

Panels, posts and concrete, gates and hardware, removal and disposal, permit — broken out line by line so you can see what each part of the job costs and compare like with like.

4

Fixed scope, no surprises

The estimate is what you pay for the work described. If something genuinely changes underground, we tell you before we do it, not after.

"The cheapest quote we got turned out not to include taking the old fence out or the permit. Once we had all three estimates broken into lines it was obvious we were not comparing the same job at all."

Vinyl fence cost questions, answered

Why quotes differ, vinyl against wood over time, what height and gates add, and what is included.

How much does a vinyl fence cost in New Jersey?
It depends on the length of the run, the height, the style, the number of gates and the terrain — which is why we give a written itemized estimate after measuring rather than a per-foot figure over the phone. Published national averages are not a reliable guide to a quote in northern New Jersey, where labour and disposal costs sit at the higher end of any national range. What we can tell you before we visit is what drives the number, which is what this page is for.
Is vinyl more expensive than wood?
Higher to install, generally lower over the life of the fence. Vinyl costs more up front than pressure-treated pine and sits near cedar. What changes the comparison is that vinyl never needs staining, sealing or painting — and a wood fence stained every few years for twenty years costs real money and real weekends. Over a full service life vinyl frequently comes out ahead.
Why do two vinyl fence quotes differ so much?
Usually one of three things. Panel grade — wall thickness and whether rails are reinforced, which is invisible in a photograph and decisive over twenty years. Scope — whether removal of the old fence, disposal, permit filing and the utility markout are included or extra. And post depth. Ask each quote to break those out and the gap normally explains itself.
Does a taller vinyl fence cost proportionally more?
More than proportionally, usually. A six-foot panel uses more material than a four-foot one, and it also catches far more wind, which means deeper post holes, more concrete and sometimes reinforced posts. Height raises the panel line and the post line at the same time.
How much does a vinyl gate add?
A gate is the most expensive few feet of any fence — it needs its own posts, hinges, a latch and careful adjustment, and a heavy privacy gate needs hardware sized for the weight. Each additional gate is a real line item, and a double drive gate more so. It is worth being deliberate about how many you actually need.
Do you charge for the estimate?
No. The on-site measure and the written itemized estimate are free, with no obligation. You get a document you can compare against other quotes line by line.
Is financing available for a vinyl fence?
Yes — 0% interest for qualified buyers, with terms over 12, 24 or 36 months and no prepayment penalty. It is the reason a lot of clients do the whole line at once instead of a third of it at a time, which costs less in the end.
Does the price include removing my old fence?
When the job needs it, removal appears on your estimate as its own line rather than being folded into the fence price — taking the old fence down, what happens to the old concrete footings, and hauling the debris away. Seeing it separately is what lets you compare quotes properly.
